Q. Let’s start by giving your individual perspectives on the international real estate market. What trends are you seeing today?

Appel: We work with two segments of the international market. We advise foreign investors who are putting money into condominium development projects or acquiring income-producing properties. There is a considerable amount of commercial funds coming into the U.S., and many international investors are not familiar with our tax system, especially transfer taxes. We are still seeing investors from Russia, the Ukraine, France, Italy and the Asian nations, as well as Latin America. The other aspect of our international practice relates to families who want to immigrate to the United States. They are looking at opening businesses or investing in EB-5 projects. The largest portion of that market today is coming from China, but there are families from all over the world who want to move here. Miami is an area that attracts international investors because our values are very competitive with other locations as they look at strategies to move money out of their home countries.
